Renovate With EIFS - Home Tips

Ontario's Home Energy Audit provides rebates to home owners who improve their home in some way to reduce energy consumption and waste. The program provides rebates from $60.00 per energy-star qualified window, to $1,000.00 for a high efficiency furnace, to $3,000.00 for insulating the exterior of your home. Why is the largest grant (by category) given to Exterior Wall Insulation? One of the reasons is it can have the largest impact on keeping the heat inside your home as home owners typically see a 20-30% reduction in their heating and cooling bills after renovating the exterior of their walls with EIFS (synthetic stucco).

First Thing is First

In order to qualify for the rebates, you need to first have someone do the Ontario Home Energy Audit. This involves contacting the Government's ecoENERGY program to have an inspector come to your house and evaluate your eligibility. You will fall into various categories ranging from not eligible (because there is nothing that needs to be done), to partial benefits to improve certain aspects, to the full grant for adding something that is not currently there. The majority of homes do not have insulation on the exterior of their homes (from the sheating substrate and outward), which makes most home owners eligible for the full $3,000.00 rebate. From the day of the inspection, you have exactly 18 months to complete all your retrofits and get the auditor back.

Get Quotes For an EIFS Retrofit

It may even be a good idea to do this first so you don't waste time trying to find contractors and prices. It is important to get multiple quotes, from different contractors to get a feel for what the price should be. They can be found via the internet, yellowpages, referrals, or preferably by the EIFS manufacturer who will recommend you to a few contractors they know that do quality work. Speaking with different contractors will open your eyes to aspects others may not mention, such as decorative items or things you need to consider like temporarily removing your soffit. Things that may affect your quotes include:

  • Time of year will affect price, which is higher during the winter and busy season
  • Not requiring a weather barrier (only if going over brick, concrete or CMU) will save money
  • Small portions (such as dormers) often cost extra
  • Decorative elements such as mouldings and cornices cost extra

Let's say you understand what your options and prices are after getting 5 quotes, which do you choose? To start, if one is far below the others, toss it immediately. Any money you will save will come back to bite you down the road, and the repair can be more expensive than your synthetic stucco retrofit in the first place. Most of the time you want to go with quote #3 or #4 in terms of price. Don't forget that you can add decorative elements (like window sills, quoins, trim) at a later date -- one of the great benefits of EIFS.

Thickness of Styrofoam

Though this will affect the price and is up to your discretion, a minimum of 2.5" of "Type 1 Expanded PolyStyrene" (the white styrofoam) is required to qualify for the full $3,000.00 rebate. Typical styrofoam thickness is 2", which would get you the $1,800.00 rebate, however the additional 1/2" will not (or rather, should not) run you an additional $1,200.00, which means you will actually save money.

For the technically inclined, a total of R-3.8 to R-9 will qualify you for $1,800.00, while an R-value of 9 or above qualifies for the full $3,000.00 rebate. Type 1 Expanded PolyStyrene (the type of white styrofoam EIFS manufacturers carry and specify) is rated at R-3.71(per inch). This means adding 1" of styrofoam qualifies you for no rebate (yes, they are serious about that 0.09 of R value missing), while 2.5" will qualify you for the whole $3,000.00 (2.5 x 3.71 = 9.275). The other layers of EIFS do provide some R-value (arguable enough that 1" would qualify you for the rebate), however the government stipulates that the R-value is calculated solely on what is added to the wall via styrofoam.

Plan All Your Retrofits, Then Proceed

You want to consider other renovations at the same time as your Synthetic Stucco retrofit. If you intend to add Energy Star qualified windows, they must be installed prior to adding Synthetic Stucco so that they can be properly "tied in" to the wall, that is, to prevent moisture intrusion. You will want to cover these windows while the EIFS is being installed to lessen the chances of them getting dirty. Again, soffits need to be removed during installation to avoid unsightly gaps at the top of your wall which double as a point for water to penetrate. A little bit of planning goes a long way in saving you money and head aches.

Get The Auditor Back

Once everything is finished it's time to have the inspector come back to re-evaluate your home. You will need to show him copies of the bills with the specifications (for example, the EIFS contractor would specify "2.5" insulation added" on his invoice), and pictures of the product being installed may help -- make sure to find out exactly what the auditor is looking for during the first visit. Remember also, that you only have 18 months from the first inspection to get him back, otherwise you forfeit any claim you have to rebates. You may only do this once (ever!) so make sure you do all your retrofits at one time for the rebates, or be prepared to pay for future retrofits out of your pocket.

Upon verification that a minimum of 2.5" of insulation has been applied to all wall surfaces on the exterior of your home, the auditor will check to see if you qualify for any additional rebates for retrofits which may have been undertaken, then electronically submit the result to "Natural Resource Canada" and the "Ontario Ministry of Energy and Infrastructure". From the time your auditor performs the final evaluation, you can expect to wait anywhere from 5-9 weeks for the audit to be processed another 1-2 weeks for the cheque to arrive.

Don't forget that on top of the rebate, renovating your home with Synthetic Stucco increases the value of your home (you recoup up to 88% of the renovation cost via increased home value) and can reduce your heating bill anywhere from 20%-30%, saving you over $500 per year.

Famous Interior Designers Series - Jean Royere

One of the all-time greatest French designers, Jean Royere succeeded in establishing his individuality by creating and implementing unique designs for interior space. Born in 1902 in France, Jean Royere had started showing his skills as an interior decorator at the age of 29, shortly after resigning from a trading firm. He then began to work with Pierre Gouffe in 1931. From there, he rose to fame with his unique unconventional approach to interior design. Jean found immediate success in 1934 when he designed the new layout of the Brasserie Carlton on the Champs Elysees.

In all his designs Jean Royere employed traditional artisan techniques and often his designs are personal and innovative, though unimaginative. He had opened his own gallery in 1942 at 184, Rue du Faubourg-Saint-Honore for the purpose of exhibiting his collections. He later opened branch offices in Cairo, Beirut, Peru and Iran in 1946, 1947, 1953 and 1958 respectively. His works in the Middle East helped him earn large commissions which also gave him the opportunity to work with the royalty and the heads of various states. Royere's royal patrons included King Farouk of Egypt, King Hussein of Jordan and the Shah of Iran, all of whom where impressed by his creations and hence entrusted Jean with the interior design of their palaces.

Jean Royere had different innovative interior furniture design concepts in his mind and his products often combine bright colours, organic forms and precious materials. Some of his commercial works include the Sheet Stool, designed using ebonized wood and goat-fur upholstery, the Bar cart in brass and ebonized wood, and the adjustable floor lamp designed in 1956. He had his initial designs of chairs with perforated metal backs and seats, for the Exposition Internationale des Arts et Techniques in 1937 and these had served as the precursors of his related future designs.

Jean's works are often being exhibited at various exhibitions and art galleries. Some of the unusual works of Jean which were exhibited in the Sonnabend Gallery in New York included the rare 'Flaque' low table, the 'Ours Polaire' sofa, the 'Starlette' bed, a 'visiteur du soir' model settee, and a huge collection of lighting fixtures such as the 'Persian', the 'Eiffel Tower' and the 'Mushroom'.

Following decoration and furnishing for the French delegation in Helsinki in 1951, he also found time to undertake and complete interior decoration for residences of his family members, spread across Saint-Tropez, Auray, Marly and the Baleric Islands. Leaving Paris in 1980, Jean spent his final years in the United States. Before leaving for US, Jean donated his entire collection of archives to the Museum of the Decorative Arts of Paris. Royere died in 1981 in US, after enjoying a flourishing career from 1931 to 1970.

Fireplace Design Ideas

Fireboxes

As with the hearth types, the different kinds of fireboxes generally have mainly to do with the height relative to the floor and / or hearth. There are raised fireboxes, flush fireboxes that are the same height as the floor, and there are dropped fireboxes that are somewhat lower than the hearth and / or floor in front of the fireplace.

Fireplace Openings

Of course the most widely utilized type of fireplace opening is the rectangular opening. Generally, a rectangular opening will be just that: rectangular in shape. However, even with rectangular openings, the sides typically flare outward from the firebox toward the face of the fireplace.

There are flat arch top openings where the sides are straight, yet the tope of the opening has a slight arch to the shape. As with the traditional rectangular opening, the sides typically flare outward from the firebox toward the face of the fireplace.

There are full arch fireplace openings where the opening contains no straight lines. These types of fireplace openings have one continuous curve all around the fireplace opening. This is the type of opening you are probably used to seeing in American Southwestern style fireplaces.

There are also corner fireplace openings that allow for there to be two open sides to the fireplace. As the name suggests, a corner opening fireplace is situated in such a way that an entire corner section of the firebox is exposed.

There are U-shaped fireplace openings where the firebox is exposed on three sides, the front, as well as the two side areas. These last two types of fireplace openings will generally produce better heat radiation. Tips For Dryer Maintenance

The MOST important maintenance for any dryer is a clear exhaust. The shorter the venting run with the least amount of 90 degree turns, the better the performance of the dryer will be. Improperly maintained dryer vent systems can cause premature failure of some of the inner components of the dryer as well as pose a fire safety risk.

For the best drying results, clean the lint filter before beginning each load. If you use dryer sheets, periodically take a soft bristle brush and gently clean the screen with hot soapy water. Over time the sheets leave a waxy film that clogs the screen and prevents good air flow. You may not be able to see this residue well but you can test this by simply running water over the screen to see if it flows through or beads on top.

If you decide to run a cycle with just a few items inside of the drum, toss in a few other items of varying size to promote good tumbling. Dryers with an Auto-Dry cycle will not dry properly with a very small load because of the difficulty of the clothing items making consistent contact with the wetness sensors.

Never use the white plastic exhaust duct on any dryer. This is the inexpensive venting that can be found at many hardware stores. They are not recommended because they create a fire hazard from the plastic materials propensity to attract lint. Over time this lint buildup will clog the vent and force lint to accumulate in the interior of the dryer near the burner tunnel. Try to only use the flexible metal duct or rigid duct that can be purchased from a home improvement or appliance store.

Improper venting or a clogged vent will give the following results:

1. Long dry times
2. Clothes still hot and damp after cycle ends
3. Premature failure of the safety thermostat (often when this thermostat fails, the dryer will not turn on at all)

Venting dryers indoors is strongly discouraged because of the combination of moisture and heat that can produce mold resulting in chronic illness and respiratory problems. Also, the drying time will be extended as the dryer pulls this warm moist air back inside instead of dry air.

First, it's time for a reality check. Even during the peak of the housing boom, the idea that remodeling your home produced a high return on investment was simply a myth.

According to 2004 survey by Remodeling Magazine, the average home renovation returned only 80% of its value at the time of resale.

So for every dollar you invested in a major renovation, you could expect $0.80 back in your pocket. And that was in 2004, when home values across the country were climbing at an unprecedented rate.

If you want a style makeover to make yourself happy, by all means you should do it. But you shouldn't expect it to dramatically increase the resale value of your home.

In fact, your taste could well end up driving away potential buyers. Personal tastes can be tricky. You may love red and gold walls in your living room, but some buyers will see this as a liability that needs to be fixed.

Even if your tastes are in step with current tastes, styles will change over time. Your choice of kitchen tile and countertops may be in line with current fashion, but if you don't plan to sell your home for another ten years, the style may well be dated when you sell.

Your home's location is still the biggest factor determining its value. With that in mind, renovations make the most sense if they bring your house up to the norm for the neighborhood.

If your 3,000 square foot home has only two bathrooms, adding a third bathroom makes sense. If all other homes in your neighborhood have a deck, then adding one to your home makes sense as well.

But this rule only applies to major items. Just because your neighbor added solid gold faucets and a sunken marble bathtub doesn't mean you should remodel your master bath to keep pace.

And if you are already the biggest house on the block, further home upgrades will do little to increase the value of your home.

Invest in Home Maintenance.

Home repairs and preventative maintenance are the best investment you can make in your house, and they make sense regardless of whether the housing market is in a boom or a bust. They won't necessarily raise the value of your home, but they can prevent your home from loosing far more value due to damage and wear.

Putting off repairs simply means they will cost more when you do get around to fixing them. A crack from a settling foundation will expand over time. Water damage from a leaky gutter will only cause further wear to your exterior walls.

When you sell your house these issues will almost certainly come up in the home inspection, and you may need to discount your home's price to allow the buyer to make repairs. Worse, too large a repair bill may simply scare a buyer away.

Overall, the best advice is to invest in sound home improvements that keep your house in good shape and up to the standard of your neighborhood.

If you still want to make a style upgrade, that's fine. But do it for aesthetic reasons, not financial ones.

The cost of living is much higher in Manhattan New York than in Austin Texas, so logically air duct cleaning in Manhattan New York would cost more than in Austin Texas.

Credentials are very important! The safe approach to take is to shop around with ACCA member companies to ensure that your HVAC system is cleaned correctly by a licensed HVAC contractor or company rather than hiring an under trained carpet cleaner or air duct cleaner.

Air duct cleaning is a good service to have performed if it is done properly by an ACCA member company, however many companies have exploited the good service that many homeowners and building owners desire by delivering bait and switch tactics or blow and go air duct cleaning procedures that leaves the system contaminated after the service has been performed. 9 times out of 10 you should discredit ads that state air duct cleanings start at $59.00-$199.00 for up to 10 vent lines cleaned. Only two results will derive from these forms of advertising such as Company "A" arrived for $79.00 and in fact cleaned 10 vent lines with a shop vac type machine and left within 1 hour leaving your system contaminated or Company "B" arrived to clean 10 vent lines for $69.00 and their technician explained that the returns are very dirty too and they can be cleaned for $25.00 each.

Now your ticket has turned to $144.00 with 3 return lines cleaned. While the technician is still cleaning he realizes that your trunk lines are dirty too and up sells you on that to clean a supply trunk line for $100.00 and to clean a return trunk line for another $100.00, which now turns the ticket into $344.00. You're done with receiving the up selling, right? No, think again, because the technician explained to you that he had to cut out accesses into the ductwork to clean it right, he of coarse now has to sell you clean out doors to install so that all of your air doesn't escape out of the system, so he quotes you at $75.00 for each clean out door installed to make the ticket $494.00 from an additional $150.00 for two doors sold.

If the job was performed correctly that would be fine, however the guy is in your house with a shop vac type machine, which means he received $494.00 from you to leave your HVAC system contaminated. After he leaves once the air duct cleaning service has been performed, you realize that dust is blowing out of all of the vents when the furnace cycles, because he disturbed a lot of dust during the air duct cleaning, because shop vac style machinery are in effective in performing a thorough air duct cleaning service. You could have called a reputable company that is an ACCA member company utilizing the most powerful equipment in the industry to give you an "up front" price quote right in the same ball park for price as the bait and switch company eventually got out of you, to get the job done thoroughly and correctly. If it is too good to be true, that is because it is. Buyer beware, these bait and switch tactics have been going on for years and usually the companies that follow these price structures are the very companies leaving the majority of dirt, dust and debris in your ventilation system that they were paid good money by the customer to clean out.

Wood Finishing - How Can Stains Be Removed From Logs and Wood

During and after construction logs can become stained from rain hitting the logs and leaving water spots as well as having black stains develop from water hitting the nails, spikes or lag screws used in construction and leaving unsightly black stains on the logs and other wood. This can be easily removed by using several methods:

  • Oxalic Acid For black nail stains you can use oxalic acid and water. A cup of oxalic acid in a gallon of warm water is the best mixture for normal stains. If you have a few stains, just rub the solution on with a soft rag and presto..they are gone. If you have a lot of stains or want to brighten up the logs prior to staining the house, you can use a hand, pump sprayer for the job. This solution is poison so keep away from any living thing.   • Bleach and Water Another way to brighten up and clean up logs or deck prior to finishing is to use a mixture of half house hold bleach and half water. This can be sprayed on with a hand held pump sprayer and worked in with a brush on tough spots. Never ever try to make your own super stain remover and mix oxalic acid (wood bleach) and house hold bleach together. This will give off a tremendous volume of noxious fumes that can be damaging to your lungs.
  • Sodium Percarbonate (CPR) CPR is used to clean and brighten uncoated wood that is dirty, faded or gray from UV exposure. Mix CPR to the brightening solution strength for use on new construction just prior to staining to remove dirt and grime from logs during the building process and to break down mill glaze. Mixed at the log cleaning solution strengthuse for periodic cleaning of stained logs to extend the life of your stain. It can be applied eaisly by using a garden sprayer.
  • Phosphoric Acid Phosphoric Acid is a liquid concentrate for cleaning log and wood surfaces. It commonly goes by the name Log Wash. It can be used as maintenance cleaner or to prepare the surface of wood for a new coat of stain or topcoat. The exterior surfaces of a log home are a settling ground for dust, pollen and other airborne contaminants that dull the surface and encourage mold growth. A light cleaning once or twice a year will keep a home looking beautiful and helps prolong the life of the exterior wood finish. For preparing the surface of bare or finished wood or for a new coat of stain or topcoat, Log Wash removes dirt, grime, pollen and surface mold and mildew without harming the wood or the finish. As opposed to bleach solutions, Log Wash does not upset the natural pH balance of the wood, thus preventing wood fiber damage and iron tannate stains. It can be applied easily by using a garden sprayer.

Tips For Raising A New Puppy

Hey Josh. I've just listed random points as there are many to consider:

A. Never let the pup out of your sight. The longer the pup is doing something that you do not want him doing, the harder it will be to put a stop to the
behavior.

B. Do not swamp it with toys. If there are always toys lying around, your pup will get bored of them and start looking for something else (furniture) to
chew on.

C. You might want to think of buying a crate for the dog. (Night time, quiet time, anytime the dog is sleeping he should sleep in the crate. (After meals,
pups will usually want to sleep)

D. When I brought Luther home, something that worked great for me was keeping him on a leash for the first three months. By doing this, you constantly know
where your dog is, and you can monitor, his every move, therefore catching unwanted behavior and putting an immediate stop to it.

For house braking:

I am assuming that you have a house and will be therefore wanting to teach your dog to go to the bathroom in the yard:

Instead of plastering the floor with newspaper and rewarding the dog when he goes on the paper, just get whomever is watching him to take him outside every
30 mins. to one hour. (immediately after eating, or drinking.)
By rewarding the dog for going to the bathroom on paper, you are confusing him. You are teaching him that it is ok to go on newspaper and as well as outside.
For a dog that is a lot of info, just choose the yard method, it'll save you time in the end.

Most important thing of all:
Do not punish your dog for something that he does not know is wrong! Bad habit to get into.
I know having a pup can be very frustrating at times, remember they do not know what is right and what is wrong, therefore just be patient and attentive.

Praise your dog when he does something worth being praised for, eg. bathroom outside, being quiet in his crate.

If you need to punish your pup one very effective way to do this is:

Place one hand over the muzzle and the other over the back of the neck. This mimics the mother grabbing the pup. Gently exert pressure while uttering "no"
in a meaningful voice.

Make sure the pup is exercised a lot! Border Collies are a very energetic dog and need to have some release or they will go crazy!
